2/1/2009 Inventory is still down from an average mid-April inventory of about 380
homes for sale (condos, townhouses, and single family homes). For the past several
months, the inventory has been very stable in Orange (and is indicative of what is
happening in Orange County in general) settling in at between 270 and 290 properties
for sale on a daily basis. Unfortunately, there are not enough homes at the affordable
end of the spectrum to satisfy current buyer demand, which is being driven
predominately by first time buyers and investors. First time buyers are also trying to
take advantage of the $8,000 tax credit and move up buyers may now be able to
secure a $6,500 tax credit (some restrictions apply).
Interest rates continue to stay at historic lows, with 30-year fixed rates for conforming
loans hovering between 4.625% and 5.25%, further driving demand in Orange County.
